residing at Oaks Royal III - important information for buyer

We love our community, so will you, and this is how we do it!

  • One owner must be 55+ And the second must be 45+ (see Declarations on documents page).
  • NO DOGS BREEDS WITH MATURE WEIGHT OVER 20LBS - No more than two pets per house (dogs or cats) - they must be housed indoors (see bylaws on documents page for full pet restrictions).
  • All visitors under 55 are restricted to visits of no more that 2 weeks each, max of 6 weeks per year.
  • You may not own more than two lots in oaks royal 3 at a time.
  • Homeowner may lease to tenants with notification and approval process similar to that outlined below for prospective purchasers. lease agreement must be filed with HOA for each tenant.
  • Persons invited to reside on a lot for more than 20 days in a 30 day period, including family, are classed as tenants and are to FOLLOW APPROVAL PROCESS SIMILAR TO BELOW, INCLUDING AGE, PERSONAL INTERVIEW AND BACKGROUND CHECKS.
  • Caregivers require registration & HOA Board Approval, must be licensed/certified or follow approval process similar to below, Including age, Personal interview and background checks.

Ready to Make an Offer?

 

  • The OR III homeowner will NOTIFY THE OR III Board in writing of their intent.
    The Board is to be notified of possible buyer of home, renter, caregiver or guest staying over 20 days in writing containing name, address, and phone number of those who will occupy the residence using the ATTACHMENT TO TENANT FORM in the downloadable form pack below.
  • ​BUYER will provide PAYMENT of $100.00 (check payable to OR III) for a married couple or $80.00 per individual, to pay for the background check and the credit check of intended buyer.
  • It is the responsibility of the buyer to complete and forward the Tenant INFORMATION Form in the downloadable form pack below, to the HOA Board President AT EMAIL parksa8@yahoo.com
  • Once the reports have been received, the HOA officers will qualify or DISQUALIFY the buyer within 20 days and notify the Hospitality Director of the Board's decision.
  • The HOA requires a personal interview with Ms. DOT DODGE, Hospitality Director. to schedule your interview (See contact page for more information).
  • ESTOPPEL forms will be completed upon HOA approval  (Fees apply: $250 Estoppel & $500 Transfer)​
  • Complete signing at title company, move in and enjoy life!
