Yes, Oaks Royal 3 is one of the few mobile home parks in Zephyrhills where residents own both the house and the lot.
Yes, Oaks Royal 3 is DEED RESTRICTED, and is managed by an elected Board of Directors comprised of non-paid, volunteer residents of Oaks Royal 3.
Yes, at Oaks Royal 3 all residents must follow the governing documents filed with Pasco County and noted in your deed restrictions. The Articles of Incorporation, The Declaration of Covenants, Easements, Conditions and Restrictions, as well as the Bylaws and the Rules & Regulations are all found on the DOCUMENTS section of this website.
Residents of Oaks Royal 3 pay an ANNUAL HOA DUES presented at the annual budget meeting each year. In 2024Annual HOA dues were $600.00 due 1-1-2024. If residents choose to pay by an installment plan, addition costs accrue per plan.
Additionally, new buyers, renters, and guests over 20 days are subject to a Background Check Fee of $80/person $100/couple; AND an Interview Fee of $ 30. Home Buyers also pay a one Estopple and Transfer Fee ($750) to the HOA as part of the purchase process.
No, at Oaks Royal 3 each lot owner is responsible for listing their home with a realtor. We do not maintain regular office hours so we have no place to maintain a listing of homes for sale or rent. We suggest contacting a local realtor, such as Troy Duprey at Keller Williams Realty (813) 364-4001
Yes, as residential, non-commercial community, Oaks Royal 3 limits rentals to 3% of the units in the park; this comes to no more than 5 units may be rented at any one time.
No, we are managed by an elected Board of Directors comprised of non-paid, volunteer residents of Oaks Royal 3. Because of this our Annual Dues are low, but we do not have a manned office with regular business hours.
The HOA does not cover any utilities or insurance for the lot owner. Each lot owner must establish new utility set up for their home for all services when they purchase their home, as well as lawn service and insurance. The Association covers maintenance and insurance on Association owned property such as the Clubhouse, Swimming Pool, Jacuzzi, Shuffleboard Courts, Storage Buildings, Parking Lots, Memorials, etc.
Our park is managed by an elected HOA Board of non-paid, volunteer residents. The office in the clubhouse building is manned as needed by Board members in their duties, during regular hours. If you need to meet with a Board member at the office in person on Association business, please contact us to make an appointment.
